How We Calculate Pricing
Our pricing reflects the time, equipment, and materials required for each job. Carpet cleaning is typically priced per square foot or per room. Upholstery cleaning varies based on the size and type of furniture. Mattress cleaning depends on mattress size.
Several factors influence the final price: the current condition of what we're cleaning, the type of stains present, accessibility, and whether furniture needs to be moved. We provide estimates after discussing your specific situation.

What Affects Pricing
Area Size
Larger areas require more time, cleaning solution, and water. We measure accurately to provide fair pricing based on actual square footage.
Stain Severity
Heavy staining or set-in spots need additional pre-treatment and specialized products. We assess stain conditions during quoting.
Soil Level
Heavily soiled carpets or furniture require more intensive cleaning, additional passes, and longer processing time than lightly soiled items.
Accessibility
Distance from our truck to the cleaning area affects setup. Multi-story buildings or locations far from parking may require additional equipment.
Furniture Moving
We move standard furniture as part of service. Very heavy items or delicate antiques may need special handling or remain in place.
Fabric Protection
Optional protective treatments can be applied after cleaning to help resist future staining. This is an additional service with separate pricing.
Combined Service Packages
Combining multiple services in one appointment can provide better value than scheduling them separately. When we're already at your location with equipment set up, adding additional services is more efficient.

Payment and Scheduling
We accept payment by cash, check, or major credit cards. Payment is due upon completion of service. For commercial clients with regular service agreements, we can arrange invoicing.
We schedule appointments at times convenient for you, including evenings and weekends for residential clients. Commercial clients often prefer after-hours service to avoid disrupting business operations.
If you need to reschedule, we ask for at least 24 hours notice when possible. This helps us serve all our clients efficiently.
